Local Plumbing in The Basin, Built for the Foothills

The Basin sits right at the foot of the Dandenongs, with mature trees everywhere, hillside terrain and established 60s, 70s and 80s homes mixed with the occasional newer build. The plumbing problems we see in The Basin are different to the flatter parts of Knox, and they tend to come from a few recurring themes. Here's what we get called for most often.

Leaf-Blocked Gutters and Storm Water

Leaf fall in The Basin is relentless, especially through autumn and winter. Gutters and downpipes block fast, which means overflow during heavy rain, water down internal walls, and damage to fascias, eaves and ceilings. Add the volume of runoff coming down off the Dandenongs and a small gutter problem becomes a real one quickly.

Tree Roots in Clay Sewer Pipes

Many of The Basin's older streets still run clay sewer pipes, and the mature gum trees and natives are constantly finding their way into the joints. Recurring blocked drains, gurgling toilets, slow draining sinks and bad smells around the yard are usually signs that roots have reached the sewer.

Rather than just snaking the line and hoping for the best, we use CCTV cameras to confirm exactly where the issue is, then clear roots with high-pressure jetting or root cutting. For recurring problems we can talk you through relining or replacing the affected section so it doesn't keep coming back.

Galvanised Pipework Failure in Original Homes

Plenty of The Basin's original homes still have sections of the galvanised steel water pipe they were built with. After 40 to 50 years these pipes corrode internally, causing pressure drops, rusty water in the morning and pinhole leaks behind walls or under slabs.

We can do targeted repairs where it makes sense, but the long-term fix is a full water service renewal, replacing the old galvanised lines with modern copper or PEX. We always walk you through both options so you can choose what works for your budget and how long you plan to stay.

Hillside Drainage and Property Layout

A lot of Basin properties sit on sloping blocks where storm water has to be carefully managed. When a downpipe blocks or a section of storm water pipe collapses, water can end up running across yards, against foundations or pooling near the house. We can troubleshoot existing systems, repair damage and design better drainage where it's needed.

Hot Water and Gas Heating

Most Basin homes are on gas, and a lot of the hot water systems and gas heaters are well past ten years old. We replace ageing hot water systems with gas, electric, solar or heat pump units depending on what suits the home, and we service gas ducted and wall heaters with carbon monoxide testing as part of the visit. CO leaks from cracked heat exchangers are a real safety risk on older units and not something to leave to chance.
